Who we are

What we collect

Information you give us

• Contact details — name, email address, and telephone number, from any form on this site.
• Property information — if you are an owner, what you told us about your property, its location, size, and what you would accept for it.
• Investment criteria — if you are a buyer, the asset classes, deal sizes, target returns, submarkets, and timelines you told us about.
• Verification documents — if you register as a buyer, entity formation or good-standing documentation, evidence of signing authority, identification for the signing individual, and proof of funds.
• Agreements you sign — the confidentiality and non-circumvention agreement, and your acknowledgement of our Florida brokerage relationship disclosure, together with the audit trail the signature process produces.

Information collected automatically

• Usage data — pages visited, approximate location derived from IP address, browser and device type, and referring site, through the analytics services listed below.
• Document access records — if you are a verified buyer, which confidential documents you opened and when. We keep this so we can tell a seller who has reviewed their information.

Where your documents are stored

This matters enough to state separately. Identity documents and proof of funds are submitted through our electronic signature provider and are held on that provider's infrastructure under their security and compliance controls. We deliberately do not operate a repository of buyers' financial records. Our own systems store your contact details, your stated criteria, and the fact that verification was completed — not the underlying documents.

When you send us documents, redact account numbers. We need the account holder's name and the balance; we do not need, and would rather not receive, the account number.

How we use it

• To respond to you and to carry out the transaction you approached us about.
• To verify that a prospective buyer is who they say they are and can complete a purchase.
• To match inventory against the criteria you gave us, and to tell you when something fits.
• To meet our obligations as licensed Florida real estate professionals, including record-keeping our brokerage requires.
• To improve the site through aggregate analytics.

We do not sell your personal information. We do not share it for advertising purposes.

Who we share it with

We share information only with the following, and only as far as necessary:

• Our brokerage — Berkshire Hathaway HomeServices EWM Realty, for transaction supervision and compliance.
• Our customer relationship system — where enquiries and contact details are recorded.
• Our electronic signature provider — which handles agreement signing and document collection.
• Analytics providers — which receive usage data, not documents.
• The other side of a transaction — if you make an offer, the seller and their advisors will learn who you are. This is unavoidable and is the point of the introduction.
• When the law requires it — in response to a lawful request, or where necessary to establish or defend a legal claim.

How long we keep it

• Enquiries that go nowhere — up to 24 months, then deleted.
• Buyer verification records — for the duration of the confidentiality and non-circumvention agreement plus its survival period, since they are the record of who agreed to what.
• Transaction records — at least five years, as Florida brokerage record-keeping requires.
• Analytics data — per the retention settings of the providers below.

Asking us to delete your information

Email olivares.c@ewm.com with the address you used and we will confirm within 30 days. We will delete what we are able to delete. We cannot delete records we are required to retain — signed agreements, and transaction records within the retention period above — and we will tell you specifically what was kept and why.

You can also ask us for a copy of the information we hold about you, ask us to correct it, or withdraw consent to marketing at any time. Any email we send you includes an unsubscribe link, and unsubscribing does not affect an active transaction.

Cookies and analytics

This site uses cookies for basic functionality and for analytics. We do not use advertising or cross-site tracking cookies. Analytics tell us which pages people read and where they arrive from; they do not tell us who you are.

You can block or delete cookies in your browser settings. Doing so will not stop you using the site, though it may affect how forms behave.

Security

The site is served over HTTPS. Confidential property information is not published in the site's public pages — it is delivered only to verified buyers, through time-limited private links, and documents are watermarked with the details of the person viewing them. Sensitive submissions are handled by our electronic signature provider rather than stored by us.

No system is perfectly secure. If a breach affects your personal information, we will notify you as Florida law requires.

Children

This site is aimed at commercial property investors and is not directed at anyone under 18. We do not knowingly collect information from children.

Changes

If we change this policy we will update the date at the top. Material changes affecting how we handle information already collected will be notified to you directly.
